Selling a home on the Gulf Coast
The online estimate on your house is a starting point, and it’s usually wrong in a direction that costs you. It doesn’t know what you updated, it doesn’t know your street, and it doesn’t know that homes in your city took thirty days to sell last month while the city next door took sixty.
I do, because I pull those numbers every month. You can see them yourself on the market data pages.
What I’d do before listing
- Get a real number. Pulled from current closed sales near you, not a formula. Request a home value and I’ll run it.
- Look at the months of supply for your city. Under four months, you have leverage. Over six, the buyer does. It changes how we price and how patient we are.
- Decide what you’re not going to fix. Most of what people spend on before listing doesn’t come back. A few things do. I’ll tell you which.
If your listing expired or you pulled it
That happens more than people think and it’s rarely about the house. Usually it’s the price, the timing, or how it was presented. I’m happy to look at what happened without any pitch attached. If it turns out you’re done selling, that’s a fine answer.
